The rectangular shaped site provides employment land which is presently used as a driver training facility. It has a single access point off Bassington Lane with sliding metal gates and a full height brick walling to either side. The boundaries of the site are well defined with a full height metal palisade fence.

The Policies Map accompanying the District Local Plan shows that the site falls within land allocated for local/ general employment and business park use. Policy W1 of the Blyth Valley District Local Plan states that planning permission will normally be granted for B1, B2 and B8 uses in this location.
In addition to the above, it is also worth noting that planning permission was granted in 2016 on land directly to the north of the site for the development of two new warehouse / light industrial buildings for B1, B2 or B8 uses.
Employment use on site is further supported by the site’s planning history which illustrates that the site’s historical and accepted use has been employment related uses. The site is also situated within an extensive industrial area and is bounded to the south, east and north by existing industrial properties. As such, B-Class development would be compatible with the surrounding land uses.
Cramlington is located approximately 8 miles north of Newcastle upon Tyne, 7 miles south east of Morpeth and 4 miles south west of Blyth. The area has exceptional road links being served by the A1, A19 and A189 dual carriageways. These provide access north and south into Newcastle, North Tyneside and via the Tyne Tunnel, South Tyneside and Sunderland.
